Bids and pricing
For most roofs under 250,000 sq ft we walk the roof within 3 business days of your request and deliver a written proposal within 5 to 7 business days after the survey (sample timelines). Larger portfolios are scheduled together.
Yes. Bid surveys include a roof walk, core cuts where needed, drone photos and a condition summary. Stand-alone due diligence reports for acquisitions are a paid service.
Scopes differ. One bid may include tapered insulation, deck replacement allowances and new edge metal while another quietly excludes them. Our proposals list inclusions and exclusions line by line so you can compare fairly.

Schedules and occupied buildings
Almost always. We phase work into daily dry-in sections, protect interiors below open areas, coordinate noisy tasks and schedule crane picks around your operations.
Nothing we open is left unprotected overnight. Our superintendent monitors radar hourly and seals the day's work before weather arrives. Rain days extend the schedule rather than put your building at risk.
A single project manager from contract to warranty, plus a superintendent on site every working day. Both carry cell phones and respond the same day.
Yes. We pull City of Houston and county permits, schedule inspections and provide wind uplift calculations with the submittal.
Leaks, service and maintenance
Service agreement customers inside our core area have a 4-hour on-site target, 24/7 (sample SLA). Non-agreement calls are dispatched in order of interior risk, usually the same day.
Scheduled visits with a 42-point checklist, drain clearing, minor repairs up to a pre-approved limit, a photo report and priority storm response. Tiers are listed on the maintenance plans page.
Most NDL warranties require the owner to maintain the roof. Our reports document every visit in the format manufacturers ask for.
Warranties, safety and insurance
A No Dollar Limit warranty from the membrane manufacturer covers materials and labor for leaks caused by defects or installation, without a cap tied to the original price. Terms vary by manufacturer; the figures on this site are samples.
We carry commercial general liability, auto, workers compensation and umbrella coverage. Certificates naming you as additional insured are issued before mobilization (sample coverage limits available on request).
Our sample experience modification rate is 0.72, every roofer completes OSHA 10 and foremen complete OSHA 30. See the safety page for our fall protection program.
We document damage, prepare reports and meet adjusters on the roof. We are not attorneys or public adjusters, and our guidance is general information rather than legal advice.
