Four kinds of coverage end up on a commercial roof project. Here is what each one actually does, what it never does, and how owners lose them.

A single project can carry three of these at once. Terms below are sample figures for this demo site; your certificate governs.

    Manufacturer NDL

    15, 20, 25 or 30 years

    Materials and labor to repair leaks caused by defects or workmanship, with no dollar cap tied to the original contract price.

    Issued by the membrane manufacturer after their own inspector signs off

    • Manufacturer field inspection at closeout
    • Documented owner maintenance
  • WTY-02

    Material only

    10 to 20 years

    Replacement material if the membrane itself fails. Labor to remove and reinstall is on the owner.

    Issued by the manufacturer, usually on smaller or recover projects

    • Correct product for the exposure
    • Proof of purchase and install date
  • WTY-03

    Ironclad workmanship

    2, 5 or 10 years

    Our labor to correct anything we installed incorrectly, including flashings, penetrations and sheet metal.

    Requires

    • Nothing from you beyond reasonable access
  • WTY-04

    Coating system

    10, 15 or 20 years

    Renewable coverage on a restoration coating, tied to the measured dry film thickness that was applied.

    • Wet mil readings logged by section
    • Adhesion test results
    • Renewal wash and recoat at term end

What is in and what is out

Generalized from the manufacturer terms we see most often. Your certificate is the document that counts.

Typically covered

  • Leaks from a membrane or seam defect
  • Flashings, curbs and penetrations we installed
  • Edge metal and coping we fabricated and set
  • Wind damage up to the rated speed on the certificate
  • Manufacturer-approved details across the whole roof area

Typically excluded

  • Damage from other trades working on the roof
  • Hail, lightning, fire, vandalism and named storms above the rating
  • Ponding caused by structural deflection or blocked drains
  • New penetrations cut by anyone else after closeout
  • Neglected maintenance, which most NDL terms require

Five habits that keep coverage alive

Nearly every denied claim we have seen traces back to one of these five, and all five are boring and cheap compared to a roof.

    Register at closeout

    We submit the manufacturer inspection, file the registration and hand you the certificate with the O and M binder. Nothing sits in a drawer waiting.

  2. 02

    Control roof access

    Every HVAC, electrical and telecom contractor going up there is a warranty risk. We install walkway pads at access points and photograph trade damage for back-charge.

  3. 03

    Document maintenance

    Most NDL warranties require the owner to maintain the roof. Our service reports are formatted the way manufacturers ask for them.

  4. 04

    Report leaks promptly

    Warranties generally require notice within a defined window. Our 24/7 desk logs the call with a timestamp so the record exists.

  5. 05

    Transfer on sale

    Most manufacturer warranties are transferable once, usually with a fee and an inspection. We coordinate that during diligence.

It means the manufacturer's obligation to repair covered leaks is not capped at the original contract value. It does not mean everything is covered. Read the exclusions, the wind speed rating and the maintenance requirement on your certificate.

Call us first, 24/7. We respond, document the cause and determine whether it is a warranty item, a trade damage item or an owner item. If it is a manufacturer matter we file the claim on your behalf.

No, it usually depends on one. Most NDL terms state that the owner must maintain the roof and keep records. An undocumented roof is the easiest claim for anyone to deny.

Most manufacturer warranties allow one transfer, typically with a fee and a pre-transfer inspection. Our workmanship warranty transfers with the building when we are notified in writing.

Unapproved penetrations, repairs by another contractor using incompatible materials, sustained ponding from blocked drains, and no maintenance records. All four are avoidable.
